Midland Horizons began as an older home on a substantial 1,008 sqm block. The opportunity was to unlock the full potential of the land through subdivision and deliver four well-designed, single-storey homes suited to the needs of the local market.
The brief was clear: create homes that were practical, attractive and attainable, without compromising on layout, build quality or everyday liveability. Each residence needed to feel independent, make efficient use of the site and offer a comfortable, low-maintenance lifestyle.

The xtrude Approach: A Fully Integrated Delivery
Managing every stage from acquisition through to construction.
Midland Horizons was delivered through xtrude’s vertically integrated model. We managed the acquisition of the original property, coordinated the design and subdivision strategy, secured the required approvals and oversaw the demolition and development process.
Construction is being completed by our in-house construction arm, Design Build Develop. This direct involvement has allowed us to maintain close control over project costs, timelines, design intent and construction quality throughout delivery.
By managing the complete development process under one group, decisions could be made efficiently and each stage could progress with a clear understanding of the project’s commercial and design objectives.
The Outcome: Under Construction and Selling
Four new homes taking shape in the heart of Midland.
Construction of Midland Horizons is now underway, with the residences currently being offered for sale in partnership with The Agency.
Once complete, the development will replace a single ageing dwelling with four thoughtfully planned homes that make better use of the site and contribute positively to the surrounding neighbourhood.
